Furnaces

High-efficiency gas furnaces. Install, replace, tune-up, repair.

Overview

Two-stage and modulating gas furnaces from Lennox, Carrier, and Rheem. AFUE ratings from 95% up. Quieter, more even heat than a single-stage unit, and lower gas bills every month.

We install to code, tie into existing duct or spec new runs, and commission the system with combustion analysis so you know it's dialed in.

What we do

Installation

New furnace, matched to your duct.

Every install starts with a static-pressure check on the existing duct. If the duct can't move the air, no furnace will run right — no matter how good it is.

Venting is sized to code, gas line is verified, condensate is routed to drain. Startup includes combustion analysis and airflow measurement.

How long does a furnace last?
A properly sized furnace with annual service should give you 18-22 years. Undersized or oversized systems fail in 10-12.
Two-stage or modulating — worth the upgrade?
For most Lower Mainland homes, two-stage is the sweet spot. Modulating pays off in larger homes with variable-speed blowers.

Maintenance

Yearly tune-up before heating season.

Heat exchanger inspection, burner cleaning, ignitor check, blower motor, gas pressure, safety controls. Documented. This is the difference between a furnace that lasts 20 years and one that lasts 10.

Repair

No heat? Cracked heat exchanger?

Ignition failures, blower motor faults, gas-valve issues, flame-sensor problems, cracked heat exchangers. We diagnose and repair — and if the exchanger is compromised, we'll tell you straight up.

Replacement

When repair stops making sense.

Furnaces older than 15 years, running at 60-70% AFUE, with a failed component that costs half the replacement price — that's a swap, not a repair. We'll walk you through the math and the rebate side.
